La verità sui premi immobiliari a Tenerife

1. Follow the money

Secondo me, molti premi internazionali nel settore immobiliare sono programmi di marketing a pagamento mascherati da riconoscimenti indipendenti.

Look at the International Property Awards organiser’s own entry packages. Its published prices, checked on 8 October 2026, include:

• £699 for one category registration.
• £1,600 for one category registration and a quarter-page magazine advert.
• £3,500 for two category registrations and a full-page magazine advert.

The organiser lists these prices as including VAT where applicable. The advertising is in International Property & Travel magazine.

These awards have a published price list. Agencies choose the categories they want to enter and pay for the corresponding package; some packages bundle entry with advertising. This is a commercial relationship, not an independent survey of every estate agent in Tenerife. An agency that did not enter has not been beaten.

The misleading part is allowing a customer to mistake that recognition for independent proof that an agency is the best choice for them.

2. What the FTC said about property awards

The Sanctuary Belize case shows why this matters. In its 2018 court memorandum, the U.S. Federal Trade Commission made a blunt observation about the International Property Awards used to promote the development:

“Anche se i premi impressionano i consumatori, gli sviluppatori possono acquistarli online e comprare il diritto di partecipare alla cerimonia di premiazione di Londra”.”

The same footnote says Sanctuary Belize apparently bought the awards it advertised to consumers.

Those badges were being promoted by a business at the centre of the FTC’s real estate fraud case. They gave buyers no dependable assurance that their money was safe. That is precisely why I object to awards being used as a shortcut to trust.

3. Why I do not enter

I do not want clients to mistake my marketing budget for independent proof of my competence. I would rather spend that budget on professional photography, targeted marketing and visibilità premium per la tua proprietà.

Tenerife is a local market. An award does not tell you whether an agent understands the problems in your complex, can justify a valuation or will warn you about a purchase they think you should avoid.

If an agent wants your trust, they should be able to show you the work.

Look for evidence that relates to the job you need an agent to do:

• Ask what they have sold recently, especially in your complex or area, and what evidence supports their advice on price.
• Read detailed Google reviews from real clients. The useful ones talk about problems, timelines and outcomes.
• Ask about difficult transactions they have handled and how they resolved the problems.
• Ask direct questions and see how clearly they answer, especially when the answer is not what you hoped to hear.

At Tenerife Estate Agents – Andy Ward, I would rather be judged by results, repeat business and recommendations. You are choosing someone to advise you on a valuable asset. They should have more to offer than a logo.
