About the Playa Graciosa Complexes

The Playa Graciosa complexes were developed in phases (1, 2 and 3), but all share a very similar look, feel and build quality. Construction of phase 1 was in 1999, phase 2 in 2001 and phase 3 in 2003. Each complex benefits from gated pedestrian access, secure car parks, lifts to all floors, underground parking, and trasteros (private storage rooms).

Rental rules & VV licences

A prohibition on holiday rentals (“Prohibición alquiler vacacional”) is registered in the title documentation of these complexes. In practical terms, new owners should treat Playa Graciosa as a residential / long-term-use complex, not as a straightforward short-term holiday-let investment.

There may still be a very small number of older legacy licences active, but the overall character of Playa Graciosa is strongly residential and anti–short-term rental in practice.

Playa Graciosa 1

The furthest phase from the El Mirador strip and the main nightlife in Los Cristianos, while remaining a short walk to the promenade. It is the only phase with a private paddle tennis court.

Perimeter approx. 430m, with 61% bordering pedestrian walkways and 39% on the road.

Playa Graciosa 2

Centrally positioned and the largest of the three phases. Close to both the El Mirador strip and the seafront, it is located on Calle Chalana, a cul-de-sac with no through-traffic.

Perimeter approx. 555m, with nearly 400m of pedestrian-only borders, making this arguably the quietest phase overall.

Playa Graciosa 3

The closest phase to the El Mirador strip and the best local restaurants, yet still far enough away that there is no meaningful noise disturbance. It also features the only heated communal pool.

This phase has the most road exposure overall, which mainly affects some ground-floor rear terraces depending on position.

How the Playa Graciosa complexes are positioned

The three Playa Graciosa complexes sit just behind the Los Cristianos seafront, but their exact positions create noticeable differences in feel, noise exposure, privacy and convenience.
