If you want to know what properties actually sold for in Tenerife, there is useful evidence available. At Tenerife Estate Agents – Andy Ward, I have access to official recorded selling prices from individual completed property transactions, sourced from Spanish Land Registry records. I use that evidence alongside my own sales and local knowledge when valuing an apartment or villa.
That does not mean every sale can be found, or that any address will produce a complete price history. But it does mean your asking price can be informed by what buyers have actually paid for comparable properties.
Can I look up sold property prices as I would in the UK?
If you have bought or sold in England or Wales, checking the prices achieved by neighbouring properties may feel like an obvious first step. HM Land Registry provides a public sold-price search, although there are exclusions and delays while transactions are registered.
You should not expect the same straightforward, public address-by-address search when researching Tenerife. This can be frustrating when you are trying to judge whether an apartment is sensibly priced, or deciding what to ask for your own property.
It also helps explain why so many pricing conversations here begin with online adverts. Those adverts are easy to find. The completed-sale evidence takes more work.
What selling-price information is available in Tenerife?
There are three different kinds of information worth separating:
- Asking prices: the amounts owners are currently seeking in property adverts.
- Transaction-based market statistics: figures drawn from completed sales, such as average prices per square metre across an area.
- Individual recorded selling prices: transaction records that can help establish what comparable properties actually sold for.
Spain does publish real transaction-based market information. The Notaries’ statistical portal, for example, provides housing-market indicators drawn from notarised sales. This is useful context, but an area average serves a different purpose from examining individual sales relevant to your apartment.
My Tenerife property prices guide covers the wider market. For a personal valuation, I look more closely at the properties that could reasonably be compared with yours.
Can you check recent sales in my street or complex?
Where the records are available, yes. I can look for recorded transactions in your complex, street or nearby area and assess which are relevant to your property.
The historical records available to me extend back over a decade. For a current valuation, I generally concentrate on the last 12 to 24 months. Recent sales usually tell us more about the market you would be entering now, while older transactions can provide useful background.
The number and quality of comparable sales vary. Some complexes have regular activity. Others may have very few recent transactions involving the same type of apartment. If I need to widen the search or use an older sale, I explain why.
Why the recorded price still needs interpreting
Two apartments in the same complex can have very different values. A ground-floor apartment with a large terrace is not automatically comparable with a middle-floor apartment. A penthouse with a roof terrace needs a different assessment again.
Condition, views, floor, layout, outdoor space and parking all matter. So does understanding the area measurement attached to a record. A total that includes a garage or other ancillary space should not simply be treated as living accommodation.
A transaction record may not tell us whether the kitchen was original, whether the apartment had been extensively refurbished, or how its terrace compares with yours. Those are the details I assess through my knowledge of local properties and the information available about each sale.
The recorded selling price is evidence. Choosing the right comparison is part of the valuation.
What if similar apartments are advertised for more?
That is common, and it deserves a proper explanation. An owner can advertise at any price. A completed sale tells us that a buyer and seller reached an agreement.
I still consider current listings because they show the competition your property will face. But I do not treat an ambitious asking price as proof that the same amount has been achieved. I explain this further in why my Tenerife apartment valuation may be below online asking prices.
The same distinction matters when an online estimate appears convincing. My article on Google AI property valuations and the evidence behind them looks at why the source of a figure matters as much as the figure itself.
How I use this evidence to value your property
Your valuation is a personal assessment of your apartment or villa. I bring together relevant recorded selling prices, my own completed sales, the condition and features of your property, and the alternatives currently available to buyers.
I then explain the asking price I recommend and the reasoning behind it. If the evidence is limited, I say so. The aim is to give you a realistic starting point and help you make an informed decision about selling.
If you are considering a sale, request a personal property valuation. Tell me the complex or street, the type of property and anything that makes it different from neighbouring homes. You can also read my guide to selling property in Tenerife for the process and likely costs.
