Winter 2026/27 update: Tenerife still attracts serious property buyers, but the price on an advert is becoming a less reliable guide to what they will pay. If you are buying, this page puts area prices in context. If you are selling, it explains why an active market does not validate every asking price.
The figures below are dated and sourced. They distinguish asking prices, which measure homes advertised for sale, from completed-sale trends, which measure transactions. Neither tells you the value of a particular apartment without looking closely at comparable properties. Already own in south Tenerife? Jump to the valuation section.

Can you find out what properties actually sold for in Tenerife?
Yes. At Tenerife Estate Agents – Andy Ward, we have access to official recorded selling prices from completed property transactions, sourced from Spanish Land Registry records. These individual records include the selling price, sale date and recorded property size, allowing me to investigate sales in your street or complex.
Our historical transaction records span more than a decade. For a personal valuation, I generally focus on relevant sales from the past 12–24 months. Coverage and detail vary, so I explain where suitable comparisons are available and where the evidence is limited.

The broader statistics below describe market conditions. For advice about your own property, request a personal valuation supported by completed-sale evidence.
Tenerife property prices at a glance
- Provincial asking prices: 3,514€ per m² in Santa Cruz de Tenerife province in September 2026, up 3.7% year on year. This province includes other islands, so it is not a Tenerife-only average.
- South Tenerife asking prices: 4,071€ per m² in Arona and 4,763€ per m² in Adeje in September 2026, up 2.4% and 2.0% respectively year on year.
- Completed-purchase price trend: the INE index rose 11.0% year on year across the Canary Islands in Q2 2026. It is an index for the whole autonomous community, not a Tenerife price per square metre.
Those numbers can all be true at once. They cover different areas, properties and stages of the market. My reading on the ground is that demand remains active, while the gap between many new asking prices and buyers’ expectations has widened.
South Tenerife property asking prices by area
These are Idealista’s September 2026 asking-price indicators for advertised homes, not average completed-sale prices and not apartment-only averages. The year-on-year column compares each area with September 2025 in the same source series.
| Область | Asking price per m² | Year on year | What to bear in mind |
|---|---|---|---|
| Лос-Кристианос | 4,793€ | +1.9% | Large differences between complexes, condition and terrace space. |
| Playa de las Américas (Arona) | 5,905€ | -3.0% | Prime positions and ordinary stock should not be treated alike. |
| Коста-Адехе | 5,263€ | +0.6% | A broad district covering very different developments and price levels. |
| Palm-Mar | 4,056€ | +6.2% | Outdoor space, outlook and building quality alter the comparison. |
| Чайофа | 3,197€ | -5.2% | A hillside residential market with a different mix of homes. |
| Golf del Sur-Amarilla Golf | 3,681€ | +7.3% | A combined area indicator; individual complexes and property types still differ. |
Playa de las Américas refers to Idealista’s Arona-side area; the Adeje-side series is separate.

Ла Калета is one of the south’s premium coastal markets, but it does not have a separate figure in this particular Idealista area table. I would rather explain its position than insert an unsourced number into a like-for-like comparison.
For a wider north-versus-south comparison, Idealista reported 3,448€ per m² in Puerto de la Cruz in September 2026. Even that contrast is an asking-price comparison across different mixes of property, not proof that one particular home is better value.
Are Tenerife property prices rising or falling?
The answer depends on what you measure. Сайт provincial Idealista asking-price series was 3.7% above September 2025, but 0.3% below its March 2026 high. Arona was up 2.4% year on year and Adeje 2.0%. Los Cristianos was up 1.9%, while Costa Adeje was up 0.6% and Playa de las Américas (Arona) was down 3.0% in that asking-price series.
Сайт INE’s Q2 2026 house-price index shows a different picture: prices paid for homes across the Canary Islands were 11.0% higher than a year earlier. It uses completed purchases and adjusts for changes in the mix and quality of homes sold. It does not publish a comparable figure for a specific complex in Los Cristianos.
These datasets should not be averaged together. An advertised home can remain at an optimistic price for months, while properly priced properties complete sales. A change in the mix of homes for sale can also move an asking-price indicator. Idealista updated its methodology in July 2026 and applied it retrospectively, another reason to use its current historical series consistently.
What the figures mean if you are buying
Use the area table to decide where to focus your search, then compare homes within the same location and, where possible, the same complex. Check the registered accommodation, usable outdoor space, views, condition, community arrangements and any restrictions relevant to your intended use. A town-wide €/m² figure cannot capture those differences.
Nor does a high asking price prove that other buyers are paying it. Look at how long a property has been marketed, whether its price has changed, and the quality of the closest genuine alternatives. For a straightforward resale purchase, allow around 7.5% to 9% on top of the price for taxes and fees. This includes the standard 6.5% transfer tax, plus estimated notary, Land Registry and legal costs. New-build purchases have a different tax structure, and mortgage or unusual costs can change the total. Use our Tenerife buying costs calculator for an individual estimate.
What the figures mean if you are selling
My strongest observation going into winter 2026/27 is that the gap between some sellers’ asking prices and buyers’ expectations is wider than ever. Demand has not disappeared. I still see buyers enquiring, viewing and making offers. But many listings that have little relationship to the closest alternatives sit for months without a serious result.
If you have seen similar properties advertised for more than my recommendation, we can look at them together. I check what relevant properties have actually sold for, how yours compares and how long the competing listings have been available. An ambitious asking price needs support from the property and the evidence. Read why a valuation can differ from online asking prices.
Pricing also needs active management after launch. The first enquiries, viewing feedback, comparable new stock and offers tell us whether the market accepts the position. Good photography and broad exposure improve the chance of reaching the right buyer, but they cannot make an unsupported price credible.
The key distinction is between the gap from a sensible asking price to an agreed offer and the gap from an inflated asking price to a possible sale. Across my own completed deals over recent years, accepted offers have averaged around 4% below the final asking price. That describes our sales, not the whole Tenerife market, and it is not a promise that any listing will sell within 4% of its advertised price.

What would you keep from a sale?
The selling price is only part of the picture. Use our calculator to estimate your selling costs and proceeds. For Spanish residents, the proceeds shown are before capital gains tax.
How I assess an individual property
I combine relevant recorded selling prices with my own completed sales and knowledge of the property. In Плайя Грасиоса, for example, a middle-floor apartment with a modest terrace can have a similar recorded floor area to a ground-floor corner with extensive outdoor space. They offer buyers very different homes.
I assess condition, views, terraces, layout and position, then consider current competition and buyer response. You receive a personal recommendation with the relevant comparisons explained. See how I value your property.
Your likely net proceeds matter alongside the sale price. Once you have a realistic price range, use our selling costs calculator to explore what you could keep. For the marketing, preparation and completion process, read the guide to selling property in Tenerife.

For individual valuations, I use recorded transaction data originating from Spanish Land Registry records alongside our own agency sales. That evidence is separate from the published area indicators below. Availability does not guarantee a complete record of every local sale, and recent completions may take time to appear.
- Idealista September 2026 price reports measure advertised sale prices per square metre in named districts and municipalities. They include different residential property types. They are neither a completed-sale database nor a valuation of any one property.
- Сайт INE Q2 2026 house-price index measures the change in prices paid across the Canary Islands. Its 11.0% annual change is not a Tenerife-specific €/m² price.
- Сайт Registradores Q2 2026 report provides additional registered-transaction context. Its provincial data should not be read as a south Tenerife resort valuation.
- Comments on buyer behaviour, pricing and negotiation reflect Andy Ward’s experience in south Tenerife. They are identified as such rather than presented as official statistics.

There is no single island-wide figure that prices an individual home. Idealista reported an asking-price indicator of 3,514€ per m² for Santa Cruz de Tenerife province in September 2026. The province includes more than Tenerife, and this is an offer-price measure across property types, not an achieved sale price or an apartment-only average.
It depends on the measure and area. In September 2026, Idealista reported year-on-year asking-price rises of 2.4% in Arona and 2.0% in Adeje, with both below their earlier 2026 peaks. The INE’s completed-purchase price index rose 11.0% across the Canary Islands in the second quarter, but that index cannot be applied to an individual Tenerife resort or apartment.
There is no reliable island-wide discount that applies to every listing. Across my own sales over recent years, accepted offers have averaged about 4% below the final asking price. That is my agency’s experience with properties we brought to agreement, not a market-wide statistic or a guide to negotiating against an overpriced advert.
No. Sea position can make a considerable difference, but there is no defensible universal percentage. The complex, view, terrace, layout, condition, legal details and comparable completed sales all matter.
For a straightforward resale purchase in Tenerife, allow around 7.5% to 9% on top of the purchase price for taxes and fees. The main tax is normally the 6.5% transfer tax, with notary, Land Registry and legal fees on top. New builds have a different tax structure, and mortgage or unusual costs can change the total.
