Tidy apartment in good position for sale in Victoria Court 2, Los Cristianos

This apartment for sale on Victoria Court 2 is new on the market and available at a fair price for this complex. It is a one bedroom, one bathroom property and is priced in pounds Sterling at £135,000. This may seem a  lot for a one bedroom apartment if you are not familiar with the complex but it is not. Standard pricing on here for an inward facing apartment, in a good position with a pool view is around £150,000 (180,000€.)They are also not available for sale too often. The ones facing out of the complex are a lot less but demand for them as holiday rentals is much lower.

There are steps leading up to the entrance of the property so it is not suitable for wheelchair users. Inside you have a standard lounge with American style kitchen. At the far end of the lounge, patio doors lead out to a good sized terrace which has good views of the pool. All furniture is included in the sale and you have have two sofas, sun beds on the terrace, TV, white goods, a fully fitted kitchen etc. In the bedroom there is a large fitted wardrobe and two single beds. If renting then single beds are standard, if you intend to use the apartment yourself then you would probably swap these out for a double bed. The bathroom has a bath, shower, toilet and sink.

The apartment is in good condition, it does not require any work or money to be spent on it. The position of the apartment on the Victoria Court 2 complex is very good, it takes sun on the large terrace all day long and has unspoiled pool views.

So far as rental you would be looking at around £270 (310€) per week and demand is very high for this type of property on Victoria Court 2 and in Los Cristianos in general. 40 weeks rental (very realistic) gives a gross return of £10,800 (12,500€) per year. From this you need to deduct management charges, community fees and bills but this is a very good return given the price.

The complex of Victoria Court 2 is situated in Los Cristianos and is a touristic complex meaning renting out the property to holidaymakers is fully legal. The beach is a short walk away and the area is generally flat unless you opt to walk up the hill towards Oasis del Sur but if you cant manage hills too well, this is a good area for you.
