11 bedrooms, two buildings, massive price drop, very urgent villa sale

We have recently taken on this property, exclusive and direct to the TenerifeEstateAgents.net network. It is a distressed sale and must go quickly, hence the huge price drop. The villa was originally bought for over 600,000€ and valued over 650,000€. Two more recent valuations of the property returned  between 450,000€ and 550,000€ – a reflection of the current market.

Pricing

The property has been put on the market originally at 450,000€ and has been further reduced to 350,000€ and now a ridiculously low 299,950€.  This is pretty much as low as the owner can now go and they are making a substantial loss at the price and walking away with very little.

To give you some idea of prices in the locality, a property half this size in the same village, in good condition, recently sold for 320,000€.

Layout

The property is made up of two buildings. The first building has 4 en-suite bedrooms on the ground floor, a 5th en suite bedroom on the first floor, a huge lounge and independent kitchen as well as a large terrace, a balcony and a wrap around terrace. On the second floor of the main building there is a separate 3 bedroom, 2 bathroom apartment with independent access. This has a large wrap around terrace on one side with fantastic panoramic sea views and a smaller terrace on the other side with mountain views. Outside of the main building there is a large courtyard with a BBQ area, sun terrace and swimming pool. Across the courtyard there is a second building which has 3 more en-suite bedrooms on the second level and spa with a jacuzzi/hot tub on the ground level. This building also has independent access from the main building.

The lounge and dining room is the largest room in the villa seating sixteen people with the lounge area seating eight adults comfortably. From the lounge and dining area a wrap-around terrace can be accessed from two sets of patio doors. One section has a table for four, ideal for an afternoon drink, watching the sun set over the Atlantic Ocean or a game of cards. The other main section of the upper terrace has more casual seating which is great for an after dinner coffee or cocktail or just reading a book and getting away from it all.

The large villa kitchen is fully fitted with a utility area and breakfast bar. It has a ceramic hob and full size oven, dishwasher, microwave, washing machine and an extra large fridge freezer.

On the front ground floor terrace of the villa you can find an intimate seating area that is perfect for morning coffee or a nightcap. It looks up over several small white washed villages and the mountain ranges that have formed alongside the famous volcano Mount Teide.

When heated to 29 degrees, the swimming pool is the ideal place to cool off, have some fun and enjoy the sun. All the sun beds are padded and there are plenty of low side tables for drinks and snacks. The pool terrace is set in a high walled, landscaped courtyard, is quite private and most importantly catches the sun for most of the day.

To one side of the courtyard you will find the al-fresco cooking area. It contains a natural, purpose built  charcoal fired BBQ. Overlooking the pool is an area set aside with a large table for eight diners (more chairs can be added) that is mostly shaded throughout the day and perfect for outdoor eating. The Al-fresco dining area can be lit at night and is just around the corner from the BBQ.

Off the pool terrace is the indoor spa. The spa seats six adults, has various speed and jet settings and is a wonderful way to sit, chat and relax.

Condition

The property requires a fair amount of repair work and refurbishing due to its sheer size (maybe 40,000€ ish) as it has not had any maintenance or upkeep for around 18 months and has suffered from general wear and tear. There is a minor leak in the roof which has caused some water damage but here in Tenerife water leaks – even serious ones dry out very quickly in the hoit, dry climate so once correctly repaired this wouldn’t be an issue. The condition is reflected in the very low price though.

The villa is situated amongst a small cluster of villages to the North of Las Galletas. It is very peaceful and quiet but has easy access to the motorway and airport. It is an absolute bargain for a property of this size and has quite amazing potential.
